As a frequent visitor to Gobi, though I like it or not I had to take the route through PN Road in Tirupur. So in my first post I’m going to analyze the market capacity & the development of infrastructure in PN Road.
As you might already know. PN Road is the stretch from Perumanallur to the Pushpa Theatre bus stop which is about 11 Km.
It is indeed true that PN Road holds the most densely populated part of tirupur on either of its side (squared from New Bus Stand to Second Railway Gate). Till 1995′s one would say the city limits in PN Road means from Pushpa Theatre bus stop till New Bus Stand. But in the last 15 years that has changed dramatically. Though the density of the population wades considerably in the stretch between Pitchampalayam pudur to Perumanallur, still PN Road looks to have developed with lots of commercial enterprises till Perumanallur.
As the majority of the population is housed between New Bus Stand & Pushpa Theatre Bus Stop, in the coming paragraph we are going to discuss only about this stretch. For the convenience of everyone a 6 minute clipping shot continuously between New Bus Stand to Pushpa Theatre has been given in the bottom of the post.
For any part of city to develop either there should be frequent sale of property in the area or the people who possess the lands should develop them into commercial enterprises. For example both Palladam Road & Avinashi Road has developed thanks to its large enterprising community of people holding the lands on the main road and also because of its frequent transactions in land. Whereas in PN Road there is minimum transaction in land for the past few years and most of the people who hold the land has constructed small shops and rented it as it seems to be a risk free.
Because of the above said two factors PN Road hasn’t got any land marks worth mentioning. There has been unavailability (people not willing to sell their lands) of land in PN Road for any development. Here I mention landmarks to denote specific commercial enterprises like: AXO Arun Silks, TAFE Showroom, TKT Motors, Prasanna Honda, etc on Palladam Road and Nilgiris, Deli Fresh, SONY showroom, BEA Electronics, Angel Hotel, Saravana Bhavan, etc on Avinashi Road.
Of late people have started looking at PN Road as having the next biggest development potential with the recent opening of Vasan Eye Care.
From the various surveys we conducted with the people shopping for Diwali and other festivals we came to know that more than 90% of people residing in & around PN Road shop everything within Tirupur itself while the percentage of people from other parts shopping in Tirupur varies greatly from 40% to 70%. This is attributed to the more affluent people in the other parts of the city who can make a shopping trip to nearby coimbatore where they get a lot of choices. But as far as PN Road it concerned most of the population is between lower middle class and middle class who prefer to cutout on their unnecessary travel expenses and utilize them for other fruitful purposes.
So from our survey and analysis we find that there is a great potential in PN Road (between Bus Stand & Pushpa Theatre) for the following commercial activities:
1)Multi branded ready made shops like Chennai Silks, Pothys, Ganapathy silks, etc,.
2) Hotels with function halls would do very well as there are no hotels worth mentioning in the whole 11 KM stretch.
3) Hospitals (again as people in this part of the city can’t afford to visit coimbatore frequently both because of time as well as money)
4) Big pharmacies like Geetha, Bawa, Alagu Pharmacy, etc,.
5) Two wheeler showrooms (as PN Road has the most potential for 2 wheeler segment)
6) Car showrooms like that of Hyundai, TATA, etc which can cater to middle class segment.
7) Wholesale departmental stores like Saraswathi, Manipal stores, etc, will do a very good business because of the numerous smaller shops available in the depths of PN Road.
8. Jewelry shops – as only a few are in PN Road & Avinashi road combined together. Branded jewelry shops can get a good amount of customers from here.
